Landscaping & Infrastructure Manager is responsible for organizing all aspects of landscape and infrastructure projects and maintenance. Oversee all staff and sub-contract professionals working within the community. Candidates must efficiently guide and ensure projects stay on time, on budget and that board and resident expectations are met. Examples of our workload can include landscape design/planting, irrigation, irrigation pumps stations troubleshooting and repair, lake fill wells monitoring, aquatic contractor management, lift stations monitoring and inspections and other infrastructure related items and more.
Primary Job responsibilities: ~includes, but not limited to~
·Must have an in-depth working knowledge of landscape irrigation pump stations and lake fill wells, including VFD’s, clay valves, pressure regulators, submersible pumps/motors and related components.
·Ideal candidate would be computer savvy with strong understanding of Word and Excel
·Must be willing to obtain BMP, Fertilizer and Restricted Use Pesticide license within 90 days.
·Must be familiar with WUP reporting and compliance as well as ERP certifications.
·Willing to learn about primary community infrastructure systems, including fresh water, sewer & sewer lift stations, streets, sidewalks, brick pavers, streetlights, and gas lamps to name a few.
·Candidates must be an effective communicator with good listening skills, able to deal with onsite staff as well as neighborhood chairs, committees, and Homeowners Board.
·Maintain records to ensure compliance with company policy
·In summary, you will assist the Property Manager to ensure that all equipment and facilities are in excellent working condition to achieve board and resident satisfaction and operating cost efficiencies.
·Ensure that all equipment and facilities are in excellent working condition by conducting a regular inspection, implement a preventive maintenance and undertake corrective maintenance
·Implement resource-conservation and cost-saving measures while monitoring consumption
·Track and communicate work request status and completion
·Good problem solving and decision making skills, able to oversee multiple issues and move quickly from one to another
·Straightforward and honest in all activities with a strong sense of ethics
·Monitor subcontracted professionals to ensure that all guidelines and community standards are strictly followed. (“Look and Image”)
·Provide detailed project status reports to Director of Property and Facilities Manager
·Prepare/review plans, estimates, the scope of works for various projects
·Monitor all safety programs to prevent exposure and decrease liability for the property·
·Conduct daily coordination meeting with security, maintenance, and janitorial personnel
·Involve in preparation and delivery of presentations and technical briefings, testing, verification, and validation processes as well as scheduling and as-built documentation

·Must have 5 years' experience as a foreman and/or irrigation/landscape project manager.
·Manage timelines, contractors, and budgets.
